COSMO Private Mortgage Fund provides mortgage borrowing solutions to Canadian Citizens, New Immigrants, and Non-Immigrants. Through property security on first and second mortgages, the fund focuses on the purchase, refinance, bridge, and renovation. The fund is aimed to lend aggressively on higher ratio and non-standard mortgages to maximize return for investors while maintaining our professional due diligence for risk diversification. The majority of securities are in a secondary position of charge, and some are over 80% LTV, which is comparatively higher risk. COSMO Private Mortgage Fund concentrates its loan-to-value at approximately 80%, for example, if the borrower has a property appraised at $1 million, the maximum summation of all mortgages is around $800,000. It effectively decreases the mortgage default risk.
